Six covered Laykold Masters Gel courts to ITF cushioned-acrylic specification, lit. Conditioned changing rooms, courtside cafe, pro shop, and a fitness, sauna and ice-bath block alongside.
The brief was a year-round, all-conditions training facility, courts that play to ITF specification regardless of weather, with a cushioned acrylic surface that holds tolerance under daily use by professional and academy-level players.
The academy build had been running substantially behind programme under a previous contractor when C:B was brought in. The studio took the work on mid-construction, rebuilt the programme from the ground up, and coordinated the structural cover, court slab, surface coating, lighting design, mechanical conditioning, and the courtside support buildings as a single delivery, closing the gap between the academy that had been designed and what was actually being built.
The facility now operates as part of KAHLI Tennis Academy, with multilingual coaching across Thai, English, Finnish and Russian, and integrates with the Live More clinic, the outdoor gym, sauna and ice bath also on the campus.
Cushioned acrylic surface, structural cover, lighting designed to ITF night-play standards across all six courts.
A complete training environment alongside the courts. Outdoor gym, sauna, ice bath, courtside cafe and pro shop, operated 6am–10pm.
Sports facilities live and die on tolerances that can't be retrofitted. The court slab has to be flat to spec, the surface coating has to bond and cure correctly, the lighting has to hit lux levels evenly across the playing surface, and the cover has to keep all of it dry and ventilated through monsoon season. The coordination between structure, surface, lighting, mechanical and architectural finishes was run inside one studio so that the trades didn't trade off against each other.
Phase 1 (six covered courts, changing rooms, cafe, pro shop, fitness block) completed July 2024. The facility has operated continuously since.
By the time C:B took it on, the project had run badly behind under a previous contractor and the gap between what we'd designed and what was actually getting built had widened. They rebuilt the programme, ran the trades through one team, and delivered the academy we'd envisioned, not a softer version of it. The courts opened to ITF spec on a date we could plan against, and the surface tolerances are still within spec a year on.
A presentation suite and an inspection-ready show villa, finished to the tolerance buyers walk in expecting.
