Most builds in Phuket pass through five or six external offices before a single foundation is poured. We removed the handoffs. Architecture, engineering, project management and construction are all internal, answering to one timeline, one budget and one standard.
That structure changes what we can offer beyond a standard build. The same studio that designs and constructs new villas in Cherngtalay also rescues stalled projects mid-flight, inspects properties before purchase, and produces concept and feasibility packages for developers across Southeast Asia. Structural, civil and MEP engineering, all in-house and co-located with the architecture team. Coordination clashes get caught at the model, not on the slab. Licensed engineers, multilingual reporting, work to DIN, NZS and ISO standards on every project.
One project manager accountable for one programme. Weekly reporting against a fixed plan, with site walk-throughs, contract decisions, design sign-off and cost tracking all run in-house. The PM running the programme is the PM seeing the trades on site.
Direct site management with in-house trades on the critical work and managed sub-contractors for the rest. The studio that drew the building is the studio that builds it, against drawings finished to the tolerance buyers walk in expecting. Foundation to handover, then through the defect liability period.
Off-site cured walls, structural panels and stairs, erected on the plot in days, not weeks. The single most reliable way to keep a Phuket build on programme through monsoon season. Used across every C:B residential build because it solves weather, quality and trade-availability problems at once.
Pre-purchase due diligence, post-handover punch lists and diagnostic inspections across Phuket and the Andaman coast. Engineering-grade reports in 5–7 working days, by a working construction studio that knows what gets built badly here. Reports delivered in English, Thai, Russian or Mandarin.
Architecture, massing, programme and feasibility studies for developers and operators. Delivered for Thanyapura on Changshu and for UEM Sunrise on Estuari Sports Centre in Johor. The deliverable is a package ownership teams can carry into financial sign-off without rebuilding the design intent.
Projects in construction that need a builder mid-flight. We arrive with our programme, our drawing standard and our trades, and put the build back onto a fixed plan an owner can underwrite. Used on SiamSportsPro and KAHLI, both completed to spec after previous contractors stalled.
The standard Phuket build is fragmented. An architect drawing in one office, an engineer running calcs in another, a project manager retained from a third, and a main contractor priced against the resulting drawing set with no input on what's actually buildable. The handoffs are where the build is lost. Specifications get softened, tolerances stretched, programmes slip into seasons.
Constructive: Build is the same studio at every stage. The architect who drew the wall section is the engineer who checked it and the project manager running the trade installing it. Coordination clashes are caught at the model, not on the slab. Cost surprises are caught at the drawing, not the site. The result is a build that lands where it was drawn, on the programme it was sold against.
The four specialty service lines (precast, property inspections, concept studies and mid-flight rescue) all share the same logic: we can do them well because we run a working construction studio. We inspect properties properly because we build properly. We rescue stalled projects credibly because we know what they should have been. We deliver concept work that's buildable because we build for a living.
