A community zone expansion for UEM Sunrise's Estuari Sports Centre in Iskandar Puteri, Johor. The studio was commissioned to take an underutilised triangular site adjacent to the existing main hall and develop a concept that would extend the facility into a public-facing community destination, with sports, retail, hospitality and family-friendly space integrated into a single visitor flow.
Estuari is one of UEM Sunrise's flagship master-planned communities on Malaysia's southern coast, anchored by the existing Estuari Sports Centre. The brief was to make the centre work harder for the surrounding residents: open the perimeter, give the site a public-facing identity, and add the programme that would bring the local community in on a daily basis rather than only on match days.
C:B led the concept work in partnership with InterMedika Consulting, who brought the operating-model perspective from their sports, wellness and hospitality consulting practice. C:B's role was concept-stage architecture, the design phase that takes a developer's brief, tests it against the site, and produces a coherent package the ownership team can carry into financial sign-off and construction. The deliverable covered master plan, massing, programmatic flow, space usage, visual concept and a feasibility input that linked the proposed programme back to projected revenue and ROI.
The concept package, master plan, renderings, massing and programme narrative, was delivered and handed over to UEM Sunrise's project team to carry forward into the next stage of feasibility and design. C:B's role on Estuari was the concept-stage work; any subsequent build is being run under UEM Sunrise's direction with their delivery partners.
Concept renders from the project documentation. Four covered padel courts anchor the new visitor zone, with a clubhouse and café, family playground, daycare, retail outlets and a cycling centre arranged around a green community core.
The expansion wraps the existing main sports hall with a new community zone, opening the perimeter, adding a public-facing entrance, and giving the centre an identity beyond match-day use.
Mixed-use sports and community programmes are a typology the studio works in often, the same programme logic that runs across KAHLI's tennis, clinic and resort components in Phuket. On Estuari, the work was to read what the existing facility could become for the surrounding residents, scope a programme that paid for itself, and translate it into a buildable concept the ownership team could underwrite.
