International design intent. Thai construction reality. Constructive: Build closes the gap between them, and takes the risk out of building in Southeast Asia at the top of the market.

For decades, the most ambitious projects in Phuket have been compromised in the gap between drawing board and site. Specifications softened. Tolerances stretched. Programmes slipping into seasons.

We started Constructive: Build to close that gap. Architecture, engineering, project management and construction sit inside one studio, on one programme, against one budget. Where most builds pass through five or six external offices before a foundation is poured, ours don't.

The result is a building that performs the way the brief said it would, delivered when we said it would be delivered, for the price we agreed it would cost.

Four disciplines.
One roof.

Most builds in Phuket pass through five or six external offices before a single foundation is poured. We removed the handoffs. Architecture, engineering, project management and construction are all internal, answering to one timeline, one budget, and one standard.

How we engage

Three ways we step in.

Most contractors will quote a new build. We've made the studio's reputation across the harder ones: projects already underway, projects that have fallen off, and projects that arrive on a clean plot. The engagement adapts to where the project is, not the other way around.

/ 01 · NEW BUILD

From clean ground.

Greenfield commissions led from concept sketch to handover. Architecture, engineering, project management and main contracting under one roof. Answering to one programme, one budget, and one fixed plan.

/ 02 · BUILD UNDERWAY

Mid-flight handover.

Projects already in construction that need a builder mid-flight. We arrive with our programme, our drawing standard, and our trades, and put the build back onto a fixed plan an owner can underwrite.

/ 03 · STALLED · RESCUE

Audit and complete.

Sites that have run badly behind, fallen off, or stopped under a previous contractor. We audit what exists, reopen the engineering review, restore the standard the project was drawn at, and complete delivery to the original brief.

We've also delivered concept-only commissions: Thanyapura Changshu in southern Jiangsu and Estuari Sports Centre for UEM Sunrise in Johor. Both handed over to their owners.

A specialty technology

Precast concrete.
Off-site cured. Erected in days.

Walls, structural panels and stairs cast off-site under controlled conditions and erected on the plot in days, not weeks. The single most reliable way to keep an ambitious build in Phuket on its programme. The reason a typical villa is 45% complete by the end of Month 2.

From brief to handover.

A five-stage process developed across decades of international hospitality, sports and residential delivery. Each gate has a deliverable, a sign-off, and a price.

Brief & Feasibility

Site analysis, programme, planning constraints and an order-of-magnitude budget you can underwrite.

Concept & Approvals

Concept design, authority submissions, and a coordinated cost plan against the approved scheme.

Detailed Design

Full architecture, engineering and MEP coordinated to construction-ready drawings and specifications.

Construction

Self-perform and trade-managed delivery against a fixed programme, fixed quality plan, and weekly client report.

Snagging, commissioning, handover documentation and a 12-month defects liability period.

Our principals brought decades of experience from international hospitality, sports and residential builds, and stayed because the work in Southeast Asia is more interesting.

What you get is a studio that brings DIN, NZS and ISO standards to a market where the default is “close enough.” We work in three languages on every project, write our reports in the client's, and run the site in Thai.

The studio is small by intent. We won't run more concurrent projects than our principals can personally walk in a week.
