A mixed-use destination in Cherngtalay combining 19 luxury hillside villas, 8 terrace homes, 95 serviced apartments, a 44-key boutique resort, a six-court covered tennis academy and a lifestyle medical clinic, set between Layan and Bangtao on Phuket's west coast.
KAHLI was scoped as a single masterplan rather than a sequence of opportunistic builds. Every component, from the pool villas on the hillside, to the courtside cafe, to the apartments above, is held to a consistent material and finishing standard. An owner moving between residence, clinic and academy reads the same building under different uses.
The studio took on architecture, engineering, project management and main contracting under one roof. The Japandi design language (clean lines, natural materials, cross-ventilation, deep shading, acoustically calm bedrooms) runs through every typology on the site.
A previous contractor had run KAHLI substantially behind programme before C:B was brought in to take the project on. The studio rebuilt the construction programme from the ground up, restored the standard the project had been designed at, and brought every component back to a coordinated delivery plan. Drawings were re-issued from the architecture team's master set; the engineering review was reopened; the production schedule was rebuilt against a single fixed timeline. The project is now reported weekly against that plan.
The Hillside Villas are constructed using precast concrete walls, structural panels and stairs cast off-site under controlled conditions and craned into position on the plot in days, not weeks. The villas are built in batches of four, sharing site logistics, crane access and crew rotation. By the end of Month 2 of any individual villa's eight-month programme, the structure is typically already 45% complete, a pace cast-in-place cannot match in a market with a seven-month monsoon. The site is delivered in phased increments. Each component is documented to the same drawing standard and run to the same programme discipline.
Every component of KAHLI sits on a single coordinated plot, with the residential typologies arranged on the hillside and the academy, clinic and resort grouped at the lower elevation. The masterplan is the document everything else is run against.

KAHLI was structured to be measured rather than supervised. Every drawing, every coordination clash, every quality check is tracked against a single fixed plan. In-house disciplines remove the handoffs that compromise scope on a project of this footprint, and the build is reported weekly to the principals against the same plan its architects drew.

They rebuilt the programme, took the construction over, and put every component back onto a single fixed plan we could actually underwrite. The work coming out of site now is the work that was drawn, on a real timeline rather than a hopeful one.
